Understanding the DUAT
The DUAT (Direito de Uso e Aproveitamento da Terra) is the land use right issued by the State. Buildings and improvements can be privately owned and transferred, while the underlying land right is granted for a defined term and purpose. Verifying the DUAT is the first step in any transaction.
Buying and leasing
We handle title and DUAT verification, municipal records, encumbrance checks, negotiation, notarised deeds, transfer taxes and registration — and we walk away from deals that do not survive due diligence.

Can foreigners buy property in Mozambique?
Foreigners can own buildings and acquire the associated land use right, typically where they hold residence or an established local entity. Land itself cannot be owned outright by anyone, Mozambican or foreign.
What costs come with a purchase?
Budget for transfer tax (SISA), notary and registration fees, legal fees and, where applicable, agency commission. We provide a full landed-cost estimate before you sign.
