Residential Property in Mozambique
Apartments in Maputo, family homes in Sommerschield, coastal houses in Bilene, Vilankulo and Pemba — bought properly.

Buying as a foreigner
You acquire the building and the associated land use right rather than the land itself. Where you hold residence or a local company, the process is well-trodden; where you do not, structure comes first.
What we check
DUAT validity and term, municipal records, outstanding rates, encumbrances, building approvals and whether what is standing on the plot matches what was approved.
Frequently asked questions
Can I get a local mortgage?
Local mortgage finance exists but is limited and expensive for non-residents. Most foreign buyers purchase with offshore funds, correctly documented on entry.
What is SISA?
SISA is the property transfer tax payable by the buyer on transfer. We include it in your landed-cost estimate upfront.
